Godrej Properties has entered into a development agreement for a 2.5-acre land parcel in Marine Lines, South Mumbai, for a luxury housing project. This development has an estimated revenue potential of ₹6,000 crore, which translates to approximately $720 million based on current assumptions. This move reinforces Godrej Properties' strategy to focus on premium and luxury segments within key urban markets, especially in high-value micro-markets where land availability is scarce and demand from affluent buyers is strong.

The project's location in Marine Lines is considered highly desirable due to its limited land availability and strategic connectivity to Mumbai's business, cultural, and lifestyle hubs, particularly enhanced by the Coastal Road. Godrej Properties noted the strong and encouraging response to its existing luxury developments in South and Central Mumbai, such as Godrej Trilogy in Worli and Godrej Avenue Eleven in Mahalaxmi, as a key factor in pursuing this new venture.

According to Gaurav Pandey, MD & CEO of Godrej Properties, Mumbai remains a crucial market for the company, and tailor-made developments for South Mumbai have been particularly well-received. This new project is expected to strengthen the company's presence in high-value micro-markets where supply constraints allow for stronger pricing power. The company aims to leverage its position as India's largest residential developer by value and volume of sales to secure prime land parcels in established neighborhoods like Marine Lines.

This announcement follows a period of strong performance for Godrej Properties, with FY2026 booking value growing 16% year-on-year to ₹34,171 crore ($4.1 billion) and the addition of 18 new projects with a total estimated booking value potential of ₹42,100 crore ($5.05 billion). The company achieved its highest-ever quarterly and full-year bookings, collections, and operating cash flow in FY2026. This financial strength, including over ₹15,000 crore ($1.8 billion) in combined operating cash flow over the past two years, supports continued investment for growth and balance sheet strengthening. Godrej Properties has also seen its promoters increase their stake, investing ₹2,674 crore ($321 million) to acquire a 5.0% stake in GPL in FY2026.

For context, another developer, Dhuleva Group, is also planning a ₹1,000 crore ($120 million) redevelopment project near Marine Lines with a potential of 1 million sq. ft., further highlighting the area's attractiveness for luxury developments. Godrej Trilogy, one of Godrej Properties' previous luxury projects in South Mumbai, achieved over ₹2,000 crore ($240 million) in sales, setting a benchmark in the luxury real estate market.
