Billionaire Ken Griffin, founder of Citadel, is requesting permission from Miami Beach authorities to construct a private helipad at his recently approved megayacht marina on Terminal Island. This request comes just months after securing approval for the marina, which will house his 308-foot yacht, Defy, purchased for approximately $175 million in 2024. The helipad would become an additional exclusive amenity for Griffin's expansive waterfront development, allowing guests to arrive by air, sea, and land, away from public view. The proposal is currently under review by the Miami Beach Land Use and Sustainability Committee and the city's Planning Board, and if recommended, will proceed to the full commission for a vote.
The approval of Griffin's helipad would necessitate an amendment to Miami Beach's zoning code, as current regulations do not permit private helipads in the industrial zoning district of Terminal Island. The proposed amendment is narrowly tailored to apply only to this specific industrial area. Concerns have been raised regarding potential impacts such as aircraft noise, flight paths, and the frequency of use. City planners have been tasked with drafting operational restrictions, including possible limits on hours and flight frequency, to address these issues and ensure compatibility with surrounding properties. Despite potential challenges, the marina's location on an industrially zoned stretch of land, adjacent to a U.S. Coast Guard station and an FPL plant, rather than a residential neighborhood, may mitigate some opposition often associated with such developments.
Should Miami Beach approve the zoning change, Griffin would still need to obtain additional authorizations from the Florida Department of Transportation and the Federal Aviation Administration. The proposed helipad would complement Griffin's yacht, which already features a small helipad on its front deck, creating a private travel hub connecting his helicopter, dock, and yacht. This type of facility would be a rare addition, as Miami-Dade County has a limited number of helipads, with most being at hospitals. The request highlights the ongoing trend of ultra-luxury developments in Miami, following Griffin's relocation of Citadel's headquarters from Chicago to Miami and his continued acquisition of high-end properties, including a planned $2.5 billion Brickell headquarters.
