This potential merger would create a major apartment landlord focused on the fast-growing Sun Belt region of the U.S. Both companies specialize in renting apartments in this geographical area, and a combination would significantly expand their presence.
The combined entity would own around 45,000 apartments, making it the ninth-largest publicly traded apartment owner in the country by unit count. This deal follows a trend of consolidation in the real estate sector, particularly among companies seeking scale and efficiency. IRT previously expanded its portfolio in 2021 through a merger with Steadfast Apartment REIT, creating a company with approximately 38,000 units and an enterprise value of about $7 billion.
