CapitaLand Investment Ltd. (CLI), a Singapore-based real estate giant backed by Temasek Holdings Pte., has successfully raised $320 million for its second Asia Pacific Credit Programme (ACP II). This fund will focus on providing senior secured, asset-backed loans for logistics, office, and living assets primarily in developed markets such as Sydney, Australia, and the Seoul Metropolitan Area in South Korea. The company committed a 20% sponsor stake in ACP II, aligning its interests with investors.
ACP II attracted a diverse group of investors, predominantly from the Asia Pacific region, including a mix of new and existing partners such as insurers, financial institutions, and wealthy families. The fund is expected to add approximately $600 million to CLI's funds under management, reflecting the increasing demand for real estate credit strategies amid tightening bank lending conditions in the region. CLI has already deployed the capital into five first mortgage loans.
This latest fund close highlights CLI's continued expansion in the real estate credit sector. The company, which has $125 billion in assets under management, emphasizes its strategy of focusing on transparent and well-regulated markets where it has a strong local presence. CLI's real estate credit platform, including its acquisition of Australia's Wingate, has deployed over $10 billion in credit investments across Asia Pacific to date. The successful close of ACP II follows the full realization of its inaugural fund, ACP I, which deployed $240 million in Australia.
