The data center industry is undergoing a significant transformation, moving away from custom-built facilities towards modular construction and prefabricated components. This shift is driven by the urgent need for speed from hyperscalers, particularly with the escalating demand for artificial intelligence infrastructure. While fully modular data centers assembled like "giant Lego projects" are still rare, the trend involves prefabricating various internal components and systems off-site, including cooling infrastructure, power systems, and structural elements.
This modular approach is projected to lead to substantial market growth, with Grand View research estimating the modular data center market will exceed $70 billion by 2030, a significant increase from $29 billion in 2024. Major developers such as EdgeConneX, CyrusOne, and Compass are already incorporating these techniques. Oracle's Rishab Harikrishnan noted that construction times have been reduced from two years to approximately 30 weeks due to modularization, and analysis suggests a 36% shorter construction window, or 7-9 months, and an 8% cost reduction on a Capex/MW basis.
The adoption of modular construction addresses several critical challenges faced by the industry. Beyond speed, it helps mitigate the shortage of skilled construction labor by centralizing much of the work in manufacturing facilities. It also alleviates supply chain constraints by promoting standardization of parts, which broadens the pool of available manufacturers. Previously, hyperscalers' bespoke designs limited options, but modularization fosters greater flexibility and efficiency in the procurement process. This strategic pivot, initially resisted due to high upfront investment, became economically viable as the AI boom intensified the scale and demand for new data centers.
