The rapid expansion of AI infrastructure, particularly data centers, is generating an unprecedented financing boom accompanied by growing risks. Hyperscalers are issuing substantial debt and utilizing complex financial structures like joint ventures and leases to fund this buildout. Goldman Sachs analysts estimate hyperscalers have combined lease commitments of $1.5 trillion, with $1 trillion of this being "uncommenced" and not yet on balance sheets, potentially understating future financial obligations.

Nvidia is actively involved in this financing push, partnering with Wall Street firms such as Apollo, Blackstone, BlackRock, Brookfield, KKR, and Goldman Sachs to mobilize over $500 billion of third-party capital for AI infrastructure. Nvidia CEO Jensen Huang stated that Nvidia's chips are now an "investable infrastructure asset." PIMCO's multi-asset credit strategist Lotfi Karoui compared the AI capital expenditure cycle to the largest investment cycle since 19th-century railway construction, with hyperscaler capital spending alone projected to exceed $1 trillion per year from 2027 onward.

The increasing leverage and concentration of investments are causing market scrutiny. The recent collapse of the AI-focused hedge fund Situational Awareness, which lost billions after being unable to meet margin calls on leveraged equity bets, highlighted the vulnerability of such concentrated positions. While some, like JPMorgan CEO Jamie Dimon, warn about high margin debt increasing volatility, others, such as Sahil Mahtani from Ninety One, suggest that elevated earnings expectations are a more immediate concern than leverage. Mahtani noted that equity concentration in tech markets is historically high and can amplify market moves, acting similarly to leverage. The Alternative Investment Management Association defended hedge fund leverage as a tool to boost returns and provide market liquidity, distinguishing events like Situational Awareness's collapse from systemic risks seen in Archegos Capital Management or the 2022 UK gilt market stress.
