PGIM, the asset-management arm of Prudential Financial Inc., has entered into a three-year agreement to acquire up to $3 billion in home improvement loans from GreenSky. This deal provides PGIM with a share of the expanding market for home upgrades and repairs, driven by factors such as rising mortgage rates making moving more expensive and an aging housing stock.

The agreement is structured as a "forward flow arrangement," meaning PGIM will purchase future loans originated by GreenSky. These loans will be extended to consumers with prime credit scores, provided the debt meets specific criteria. Gabriel Rivera, co-head of securitized products at PGIM, highlighted this transaction as demonstrating their asset-backed finance platform's ability to offer capital solutions across the housing value chain.

Oliver Nisenson, head of private asset-based finance at PGIM, noted that home improvement lending remains a compelling segment within consumer credit, with increased demand for home infrastructure and improvements. The transaction follows PGIM's previous commitment of $4 billion in funding for new land banking projects to Domain Real Estate Partners, showcasing their broader engagement in real estate finance.
