Amancio Ortega, founder of Inditex (Zara), has acquired the Capital 8 office complex in Paris for a price exceeding €800 million. The transaction was conducted through his family office, Pontegadea Inversiones, and represents the largest individual office real estate deal in continental Europe since 2022. While initial reports in May had estimated the deal at €850 million, the final amount is confirmed to be above €800 million but lower than that initial top estimate.
The Capital 8 complex, located in the prestigious 8th arrondissement of Paris near landmarks like the Elysée Palace and the Arc de Triomphe, was previously owned by Invesco Real Estate, which purchased it in 2018 for €789 million. Invesco had reportedly invested over €100 million in renovations since acquiring the property. The complex spans approximately 45,000 square meters and has a high occupancy rate of 95%, housing major tenants such as Tikehau Capital, Mitsubishi, Standard Chartered, NatWest, Investec, CMA CGM, and Paul Hastings.
This acquisition ranks as Ortega's second-largest individual property purchase, surpassed only by his 2022 acquisition of the Royal Bank Plaza in Toronto, Canada, for €843 million. While Pontegadea also made a larger €905 million logistics portfolio acquisition in the U.S. in 2022, that deal involved multiple properties rather than a single asset. Ortega's family office continues to strategically invest in prime real estate assets globally.
