JPMorgan Chase & Co. is seeking to offload a loan amounting to approximately $350 million tied to the HSBC Tower located at 452 Fifth Avenue in Manhattan. This move by the bank comes as financial regulators are increasing pressure on institutions to decrease their holdings in office real estate, a sector facing significant challenges.
The loan in question was originally provided by JPMorgan to Property & Building Corp. (PBC), an Israeli company that owns the tower. This refinancing occurred just a year ago, despite previous attempts by PBC to sell the building. Andrew Chung of Innovo Property Group had initially agreed to purchase the tower for $855 million in late 2021, putting down a $30 million deposit. However, that deal fell through in early July 2022 because Chung was unable to secure the necessary equity, reportedly misrepresenting his financial readiness to both PBC and JPMorgan, which had offered a $650 million debt term sheet. PBC then refinanced its maturing loan with JPMorgan at a rate of SOFR plus 4.5 percent.
The HSBC Tower, a 30-story building spanning 865,000 square feet, has experienced difficulties, exacerbated by HSBC Bank USA's announcement last year to downsize and relocate its headquarters from 452 Fifth Avenue by early 2024. This leaves Property & Building Corp. needing to find new tenants in a market characterized by low demand and high vacancy rates. JPMorgan is reportedly offering financing with more favorable rates to potential buyers to make the $350 million loan more attractive. The loan matures in 2024, with options for extension.
