The West Country, particularly the South West region, is experiencing a dysfunctional property market. This dysfunction is highlighted by a substantial number of sellers being forced to reduce their asking prices. In the past year, 37% of properties in the region saw price cuts, with an average reduction of £21,000, up from 8.2% in 2023.

Specifically, homes in South Hams experienced an average price cut of 4.6% before sale. This phenomenon is detailed in the Property Markdown Index, which reveals a challenging environment for sellers who initially overprice their properties. Many sellers are ultimately slashing thousands off their asking prices to secure a sale.

Despite high demand in some areas, housing affordability remains a significant issue. Median house prices in areas like Bristol and other parts of the South East and South West continue to be higher than regional averages, contributing to the market's overall imbalance and making it difficult for many buyers.
