Japan Hotel REIT Investment Corp. is set to acquire the Hyatt Regency Tokyo for JPY 126 billion (approximately $800 million to $860 million depending on exchange rates at the time of reporting) on March 13, 2026. This acquisition ranks among the largest hotel transactions ever completed by a J-REIT. The purchase price reflects approximately 80.8% of the appraised value of JPY 156 billion ($1.06 billion), suggesting an attractive basis for the buyer.

The 712-room hotel, located in Shinjuku, Tokyo, originally opened in 1980 and recently underwent a significant renovation totaling JPY 9.4 billion ($63 million) in July 2025, upgrading guest rooms, the lobby, and restaurant facilities. The property also boasts 18 banquet and meeting rooms, catering to both leisure and corporate events, positioning it to capture inbound tourist demand. The acquisition is expected to increase the REIT's exposure to the Tokyo market and full-service hotels.

This transaction follows the February 2025 acquisition of the Hilton Fukuoka Sea Hawk for JPY 64.3 billion by Japan Hotel REIT, indicating a strategic focus on large-scale, full-service hotel investments. The addition of the Hyatt brand to the REIT's portfolio is seen as beneficial for attracting international visitors, particularly from North America and Europe, who tend to have longer stays and higher spending. International visitor spending in Japan reached a record JPY 9.5 trillion ($64 billion) in 2025, with a 22% year-over-year increase in arrivals from Europe, the U.S., and Australia.
