KKR Real Estate Finance Trust Inc. (KREF), a commercial real estate lender, is reportedly exploring various strategic options, including a potential sale or merger. This move comes as the company grapples with the challenging landscape of commercial real estate loans, which has seen some assets struggle to perform amidst changing market conditions. The company has a notable asset in Mountain View, California, which is leased to OpenAI and is expected to contribute to future earnings.
In the first quarter of 2026, KREF reported a GAAP net loss and a reduction in book value per share. Despite this, the company executed aggressive risk management and portfolio repositioning actions. Originations totaled $184 million, while repayments were $415 million, with approximately 75% of repayments stemming from legacy office properties. KREF plans to reduce its legacy office exposure from 21% to under 10% in 2026, with over half of this reduction expected from par repayments.
KREF announced a dividend reduction to $0.10 per share per quarter, payable on July 15, a decision management stated was not driven by liquidity constraints. The company aims to have over $500 million of capital to invest throughout the year, primarily from $2 billion in anticipated loan repayments in 2026. At the end of the first quarter, KREF had $653 million in liquidity, including $135 million in cash and $500 million in undrawn capacity on its corporate revolver, alongside over $500 million in unencumbered assets.
Earlier in the first quarter, KKR Real Estate Finance (KREF) reported a quarterly loss of $0.06 per share, outperforming the Zacks Consensus Estimate of a $0.09 loss. This compares to a loss of $0.15 per share in the prior year. Revenue for the quarter ended March was $26.19 million. KREF’s management plans for 2026 include reducing its watchlist and legacy office exposure, rotating the portfolio into newer, higher-quality assets, and minimizing its REO (real estate owned) footprint. The company has also unveiled a new $75 million share repurchase program to align capital allocation with current trading levels.
