Billionaire industrialist William "Bill" Koch is sending his 52-acre Aspen estate, Elk Mountain Lodge, to an online auction after it failed to sell through traditional listings. The property, located at 125 Rooney Circle, was most recently listed for $99 million, down from an initial asking price of $125 million in January 2025. The auction, handled by Concierge Auctions in cooperation with Steven Shane of Compass, will run from July 7 to July 17, with bidding opening on July 7.

Koch originally purchased the property in 2007 for $26.5 million and subsequently expanded it by adding 31 acres. He attempted to sell portions of the estate over the years, including the 31-acre parcel for $14.5 million in 2020. The current 52-acre compound features an approximately 25,277-square-foot main lodge, seven guest cabins, two ponds, river frontage, and an eight-car garage, offering views of the Elk Mountain Range. Koch stated that the time had come for someone else to enjoy the property.

The decision to move to an auction format, specifically a "no reserve" auction, aims to cast a wider net for potential buyers, given the limited pool for nine-figure properties and the unique nature of the estate. This move is not new for Koch, who recently had success auctioning his Western art collection for $84 million. The Aspen luxury real estate market has seen increased sales volume and median home prices, with the town attracting a steady influx of billionaires, even as transaction volume saw a slowdown at the start of the current year.
